What is home staging?
Home staging is the art of using decorating techniques in a way that will evoke an emotional response with potential buyers. When staging, our mission is to make clients walk in and say, “This is it! This is my home!” How do we do that? Successfully staging a home is a process that includes decluttering, depersonalizing (not devoiding the home of personality) playing up and drawing the eye to those awesome focal points and making sure that each space feels welcoming. Staging is a bit of a balancing act. The goal is to present a clean, comfortable home that conveys the lifestyle of your target demographic.
Why should I choose home staging?
Professionally staged homes sell faster and for more money. The National Association of Realtors (NAR) found that a professionally staged home will sell 50% faster and have an increased profit of 6-10%. For example, a non-staged home that sold for $350,000 probably would have sold for at least $371,000, conservatively.
How much will staging cost?
Staging should not cost you a dime, but instead it should make you money. Home staging averages a 299% return on investment according to A Home Gain 2011 Top Ten D-I-Y Home Improvements survey. (surveyed over 2000 realtors)
When should I choose home staging?
Right away. The longer a house stays on the market, the further below list price it drops. According to a National Association of Realtors survey, homes sold in the first 4 weeks averaged a sale price of 1% over list price, 4 to 12 weeks is 5% less than list price, 13 to 24 weeks averaged 6.4% less than list price and 24 was more than 10% below list price.
Why can’t I stage my home myself?
Most people cannot view their home objectively therefore it cannot be “packaged” effectively. An Austin Premier Home Stager will view a home from a buyer’s perspective and are trained to creatively transform your home to appeal to the broadest range of buyers.
Why can’t a buyer look past my stuff when buying a home?
Only 10% of buyers can visualize the potential of a home. Therefore, it is important to show a buyer the advantages of buying your home instead of having them use their imaginations.
